Join Us for the next few days as we talk about the importance of Title Insurance when purchasing what may be your most valuable asset.  We'll start off by discussing or explaining some of the most common title issues.

Today, let's talk about one of the most common problems - errors in public records!  Humans make mistakes, and a clerical or filing error regarding your property may effect your deed to the property.  When a title search is performed, the intent is to make sure the home's title is clear, but also to find mistakes that could have been made in those public records.  One example would be a person's name being spelled incorrectly or "mis-indexed" in the land records so that a lien was not located as part of the title search.  A lien such as this that is found later could create an issue that has to be resolved before selling.
